Industrial Development Analyst

This individual will be involved with every aspect of the development process from land acquisition and building design through construction. This is an excellent opportunity for a real estate professional to participate in the commercial development sector and have direct exposure to significant transactions and new developments. This position will directly correspond with key Beedie business connections including consultants, brokers, lawyers, private businesses and multi-national firms.  There is advancement potential for highly motivated individuals who excel in this position. 

The candidate will directly support the President, Vice President and Senior Analysts of Industrial Development and work as a liaison between several departments within the organization including land development, property management, pre-construction, estimating and construction. Position is based in Burnaby and will provide financial analysis for speculative and build to suit transactions in all markets where Beedie does business.

Key Responsibilities: 

Transactional:

  • Corresponding with clients and commercial real estate brokers
  • Compile and review all closing documents including the Statement of Adjustments and liaising with legal and accounting departments. 
  • Track all critical dates related to RFP responses, waiver, delivery and internal dates, including estimated delivery and construction completions.
  • Analyzing RFPs and providing design and building specification support/coordination
  • Compile lease and PSA schedules and documents
  • Managing standard offer, lease and work/construction contract templates with legal department
  • Contributing to Lease and Sale proposals in InDesign and/or presentations in Powerpoint
  • Review competitive listings by commercial brokerages
  • Compile and review comparable property and land sales information
  • Review all zoning and easements on title for impact on site use and value
  • Track all critical due diligence items throughout acquisition process
  • Engage third party consultants as necessary and coordinate all contracts
  • Track all strata and condo sales, including waiver and completion dates
  • Manage deal database and document file storage system
  • Develop a diverse skillset to support various development team-members during times of increased workload and in handling urgent matters.

Development:

  • Manage standard templates and completion of base building and improvement specifications
  • Compile Information Summary and Due Diligence Packages
  • Review and update preliminary and final strata/condo plans
  • Assist with coordinating, scheduling, and compiling architectural and civil drawings, specifications, and budgets for turnover to estimating department.
  • Assist with coordinating, scheduling, and compiling architectural and civil drawings, specifications, final estimate, correspondence and contracts for turnover to construction department
  • Prepare letters or responses on behalf of NAIOP for a variety of development related issues
  • Assist in the development of corporate financial KPIs to improve accounting and corporate finance efficiency
  • Assist with industry groups to further the healthy growth of the Industrial Development and Construction sector
  • Enhance Beedie’s reputation with BTS clients and brokers through exemplary service and work that exceeds expectations

Analytical:

  • Acquisition analysis, create cash flows for income property acquisitions
  • Create development proformas for new construction
  • Liaise with construction and estimating as needed for review of redevelopment opportunities
  • Manage budget vs actual costs as developments progress on monthly basis and update the C2C binder for Executive review
  • Calculate and review parking allocations for all condo/strata projects
  • Provide monthly cash flow and forecast cash flow for accounting
  • Analyze land purchase opportunities including land residual analysis and scenario analysis
  • Run IRR analysis for lease opportunities and ROI analysis for sale opportunities
  • Upload Estimates once a final construction value has been agreed upon
  • Understand overarching municipal policy impacting the performance of development and acquisition projects
  • Understand key performance metrics in relation to deal structure and provide insight into financial impact of potential changes
  • Summarize and present data in a variety of formats and to varying degrees of transparency for client, management and ownership communication

Desired Skills and Experience: 

  • BCIT Marketing Management for Real Estate Diploma, or Diploma of Urban Land with Development Specialization, or Bachelor of Commerce with focus in Finance, Real Estate, or equivalent. 
  • Excellent computer skills and must be proficient in Word, Excel, PowerPoint, Argus, etc. at a high level
  • Experience with InDesign and or Photoshop is considered an asset
  • Must have an understanding of commercial real estate contract documentation or construction project management.
