Assistant Project Manager, Land Development

Responsible for working with Land Development Senior Manager in overseeing all land construction projects.  Specifically, managing all aspects of larger scale site preparation works, management of the offsite municipal servicing contracts and any onsite works, as directed. Provide assistance to the team in due diligence for new site acquisitions; servicing and site work budgeting; value engineering; and construction management for site preparation and offsite servicing projects.

Key Responsibilities:

  • Review land due diligence packages including geotechnical and environmental reports and assist in creating site preparation budgets.
  • Participate in design meetings to analyze development plans and specifications for coordination, constructability, value engineering, and completeness.
  • Prepare final site preparation and offsite servicing estimates and the method to deliver the scopes of work (schedule, contract types, etc).
  • Manage the construction permit process (ESC, Soil Deposit, Hwy Use, Clearing, Demolition, etc).
  • Manage the consultants and consultant contracts for construction services.
  • Tender, award and manage all contractors for site preparation and offsite servicing projects.
  • Assist in coordination of all site-construction activities including safety, planning, scheduling, administration of contracts, supervising, resolving and reporting on projects.
  • Manage post construction documentation processes (as-builts/CCC/FAC etc.).
  • Manage security deposits and reductions through to maintenance and completion.
  • Expedite all shop drawings and approvals
  • Assist in preparing cost to complete, cash flows and internal project reporting.
  • Organize, oversee and provide minutes for applicable meetings required for the projects including consultant, subtrade, client and internal meetings 
  • Establish and maintain relationships with consultants, contractors, and suppliers to ensure Beedie is obtaining the best market prices.

Desired Skills and Experience:

  • Post-secondary education or construction curricula, preferably construction management, municipal engineering related or construction curricula
  • Minimum of 3 years’ experience in Project Management and/or Municipal Engineering, and/ or civil/earthworks inspection, and/or Development Management.
  • Experience in pre-development/pre-construction, project management, estimating, budgeting, cost analysis, value engineering, cost control, contract administration, and scheduling.
  • Experience with managing earthworks construction projects including site filling, preloading, large yard construction, road construction etc.
  • Experience in working with municipal departments to acquire permits.
  • Knowledge, understanding and interpretation of Municipal Bylaws and servicing requirements and standards an asset
  • Experience with on and off site servicing, land due diligence review, and managing tasks on multiple, concurrent projects an asset
  • Some understanding of the Contaminated Site Regulations, an asset.
  • Some understanding of fish habitat regulations and the Riparian Area Regulations, an asset.
  • Some understanding of development legal documents, such as rights of way, easements and restrictive covenants, an asset.
  • Can function in a fast pace multi task environment.
  • Self-motivator and takes on new initiatives.
  • Exceptional written and oral communication skills
  • A track record of establishing highly functional relationships with diverse personalities both within and outside the company.
  • Proficient in Excel, Word and Outlook as well as preferred knowledge of Timberline and MS Project.
