Development Manager, Industrial

Responsible for managing speculative and built-to-suit industrial projects from conception through obtaining a development permit.  Primary responsibilities are to engage and coordinate the project consultant team and manage the municipal permitting process and project timelines. This role will work closely with the sales team, design, estimating, land development and the construction team.  

Key Responsibilities:

  • Lead the consultant team with submission and rezoning applications, land subdivision and development permits and coordinate with municipal planning and building departments
  • Manage Development Permit approvals
  • Expedite the resolution of all development permit issues which arise to maintain project schedules and the level of quality of each project
  • Work with Design and Pre-Construction to generate building layouts for built-to-suit and speculative developments
  • Participate in design meetings to evaluate designs from an approvals perspective, zoning compliance, constructability concerns, and compliance with any encumbrances
  • Work closely with development and construction teams to facilitate successful project turnover
  • Support the land acquisitions team by reviewing zoning bylaws, restrictive covenants, design guidelines and preliminary design drawings
  • Visit prospective land opportunities to assess existing conditions, prepare a comprehensive condition assessment report, and identify any site-specific extraordinary costs
  • Review comments on development approvals, strategize on the most cost effective and least disruptive approach to advance approvals, work with estimating team to finalize costs
  • Formulate development schedules and identify any risks within the design and strategy to the internal team
  • Request and review RFP’s, manage consultants, review designs and manage consultant schedules
  • Ensure client specifications and standard are integrated into the design of the project
  • Ensure all changes to the permit drawings are submitted to the Sr Development Manager and Design Manager for review and approval relative to budget and schedule impacts
  • Review all site plans and identify any potential conflicts with on and off-site infrastructure, grades, trees/vegetation and compliance with municipal engineering design requirements

Desired Skills and Experience:

  • Minimum of 5 years’ experience as Development Manager in and land and building development
  • Post-secondary education in a related discipline.
  • Experience in working with municipal departments for rezoning, development permit and building permit applications.
  • Strong understanding of municipal governance structures, as well as where provincial and federal authorities can impact development.
  • Experience with land due diligence review, and managing tasks on multiple, concurrent projects.
  • Knowledge of the BC and Alberta DP and BP and other city approvals.
  • Ability to review and understand architectural, civil, and landscape drawings.
  • Strong understanding of legal contracts and title documents.
  • Excellent communication skills, combined with proven presentation experience within a senior level management group.
  • A track record of establishing highly functional relationships with diverse personalities both within and outside the company.
  • Proficient in Excel, Word and Outlook as well as preferred knowledge of Timberline and MS Project.
