Assistant Development Manager, Industrial (Calgary)

Support the Industrial Development team and work as a liaison between several departments within the organization, including land development, estimating, construction and property management for development projects in Alberta and Ontario. 

Key Responsibilities:

Transactional:

  • Provide design and building specification support
  • Review zoning and easements on prospective site for impact on site use and value for Land Development 
  • Use municipal GIS tools to pull zoning and property information and review information for any restrictions on the property use 
  • Check all encumbrances are factored into the site plan
  • Track all critical due diligence items throughout the acquisition process and support Land Development in making sure all listed items are reviewed
  • Obtain due diligence materials from brokers
  • Research properties for the Development team
  • Track all condo sales, including waiver, deposit and completion dates
  • Coordinate welcome packages and anniversary gifts for all projects
  • Assist Marketing with Development events and associated bookings
  • Assist Marketing with proposals and brochures in InDesign
  • Assist Marketing with coordination of site signage
  • Assist in negotiations of lease and condominium sales 

Development:

  • Assist Development Services and Planning with updating building specifications
  • Update standard specification documents for sale, lease, and office improvement
  • Compile information summaries, due diligence packages and other various certificates, resolutions, etc. 
  • Coordinate, schedule and compile architectural and civil drawings, specifications, and budgets for turnover to estimating or construction department 
  • Assist with preparation and execution of permit applications under the supervision of Planning and Development Services 
  • Schedule and manage meetings, take minutes/notes, and follow up afterwards with any items that come up
  • Assist with the compilation and review of all materials necessary for outgoing proposals
  • Draft letters and edit outgoing correspondence 
  • Create subcontracts, change orders and purchase orders in Timberline
  • Attend and represent Beedie at events (fundraisers, networking, sporting, etc)

Analytical:

  • Liaise with construction and estimating as needed for review of redevelopment opportunities
  • Assist in analysis of potential income producing acquisitions
  • Provide monthly cash flow and forecast cash flow for accounting
  • Analyze land purchase opportunities including land residual analysis and scenario analysis

Desired Skills and Experience:

  • BCIT Marketing Management for Real Estate Diploma, or Diploma of Urban Land with Development Specialization, or Bachelor of Commerce with focus in Real Estate, or equivalent
  • Excellent computer skills and must be proficient in Word, Excel, Powerpoint, Argus, etc. at a high level
  • Must have experience with InDesign and or Photoshop
  • Must have an understanding of commercial real estate contract documentation or construction and project management.
  • Hard working and energetic with strong work ethic
  • Thrives in a fast paced high pressure environment
  • Strategic thinking with strong analytical skills
