Land Development Manager

Responsible for overseeing development projects; specifically providing guidance and leadership of projects through municipal government approval processes including subdivisions and rezonings and associated permitting.

Key Responsibilities:

  • Review zoning and subdivision bylaws, legal encumbrances, design guidelines and other regulations that will affect the development
  • Prepare applications to obtain municipal approvals for the redevelopment of industrial lands
  • Prepare and manage consultant budgets through the approval process and deliver projects on budget
  • Lead the consultant team in applying for and obtaining approvals for rezoning applications; land subdivisions; and coordinate with municipal planning and engineering departments
  • Coordinate with Beedie pre-construction and design departments on lot layouts.
  • Participate in design meetings to analyze plans and specifications for coordination, constructability, value engineering, and completeness
  • Work with Beedie Construction Project Managers on lands requiring significant site preparation, such as large cut/fill requirements and preloading
  • Produce the preliminary development schedules and manage the schedules to deliver approvals on time
  • Establish and maintain relationships with consultants, subcontractors, and suppliers to stay on top of market pricing and ensure on time delivery of services

Desired Skills and Experience:

  • Post-secondary education in a related discipline, preferably development/project management, planning, or engineering
  • Minimum of 5 years’ experience in one of the above fields
  • Experience in pre-development/pre-construction, project management, estimating, budgeting, cost analysis, value engineering, cost control, contract administration, and scheduling
  • Experience in working with municipal departments for rezoning, and subdivision/servicing agreement applications
  • Knowledge, understanding and interpretation of Municipal Bylaws and servicing design concepts
  • Experience with on and off site servicing, land due diligence review, and managing tasks on multiple, concurrent projects
  • Proficient in Excel, Word and Outlook as well as preferred knowledge of Timberline and MS Project
  • General understanding of the Contaminated Site Regulations, an asset
  • General understanding of fish habitat regulations and the Riparian Area Regulations, an asset
  • General understanding of development legal documents, such as rights of way, easements and restrictive covenants, an asset
  • Can work in a fast pace multi-task environment
  • Self-motivator and takes on new initiatives
  • Excellent communication skills, combined with proven presentation experience within a senior level management group
  • A track record of establishing highly functional relationships with diverse personalities both within and outside the company
